Agent & Seller Agreement
1. Agreement
This Agent & Seller Agreement ("Agreement") governs your use of the Reform Listing platform as a seller, agent, or agency. It supplements and should be read alongside the Reform Listing Terms of Service and Privacy Policy, both of which are incorporated herein by reference.
By registering a seller or agent account, subscribing to a plan, or listing any property on the Platform, you accept this Agreement in full. If you are acting on behalf of a business, agency, or brokerage, you confirm that you have authority to bind that entity to this Agreement.
2. Eligibility
To register as a seller or agent on Reform Listing, you must:
- Be at least 18 years of age.
- Have legal authority to list the properties you submit — either as the owner, a duly authorised agent, or a licensed developer.
- Provide accurate personal and business information during registration, including identity verification where requested.
- Not be subject to any legal restriction that would prevent you from listing or transacting real estate in Nigeria.
3. Account Registration and Verification
3.1 Information Required
You may be required to provide your full name, phone number, National Identification Number (NIN), business name, and business registration details (where applicable) during or after account registration.
3.2 Verification
Reform Listing may conduct identity and business verification checks at any time. Failure to pass verification, or the provision of false information, may result in immediate suspension or termination of your account without refund.
3.3 Accuracy
You are responsible for keeping your account information accurate and up to date. Outdated or inaccurate information that causes harm to buyers or the Platform may be grounds for account action.
4. Subscription Plans
4.1 Available Plans
Reform Listing offers the following subscription plans for sellers and agents:

Prices are inclusive of applicable taxes and are subject to change with at least 14 days' prior notice.
4.2 Billing
Subscription fees are billed monthly in advance via Paystack. By subscribing, you authorise Reform Listing to charge your payment method at the start of each billing cycle.
4.3 Auto-Renewal
Subscriptions renew automatically at the end of each billing period unless cancelled. You may cancel your subscription at any time through your account settings. Cancellation takes effect at the end of the current billing period — no partial-period refunds are issued.
4.4 Failed Payments
If a payment fails, Reform Listing will notify you and may suspend your account or downgrade your plan until payment is resolved. Continued failure to pay may result in permanent account termination.
4.5 Refunds
Subscription fees are non-refundable once a billing period has commenced. If you believe a charge was made in error, contact josephogiku96@gmail.com within 7 days.
5. Additional Paid Services
The following optional services are available to sellers and agents:

All service fees are non-refundable once the service has been initiated or delivered. Prices are subject to change.
6. Listing Requirements
6.1 Accuracy
You are solely responsible for the accuracy, completeness, and legality of every listing you publish. Listings must:
- Accurately describe the property, including its location, size, type, price, and condition.
- Include only photographs that represent the actual property being listed.
- Clearly state the listing type (for sale, for rent, or shortlet).
- State the correct price without hidden or misleading fees.
6.2 Authorisation
By submitting a listing, you confirm that you are the property owner or a duly authorised agent of the owner and have full authority to advertise the property.
6.3 Document Accuracy
Where land documents, titles, or ownership papers are referenced in or submitted with a listing, you confirm that such documents are genuine to the best of your knowledge. Submitting false or forged documentation is a material breach of this Agreement and may be reported to relevant authorities.
6.4 Pricing
Prices listed must be in Nigerian Naira and must be the genuine asking price. Price manipulation, bait-and-switch tactics, or deliberate misrepresentation of price is prohibited.
7. Prohibited Listings
You may not list:
- Properties you do not own or have no authority to list.
- Properties with fraudulent, forged, or disputed title documentation.
- Properties that are subject to active court orders, government acquisition, or legal encumbrances not disclosed in the listing.
- Non-existent or fictitious properties.
- Properties in locations where the listing would violate applicable law.
- Any property whose listing is intended to defraud, mislead, or harm buyers.
Violation of this section constitutes a serious breach. Reform Listing reserves the right to immediately remove offending listings, suspend your account, and report the matter to appropriate law enforcement or regulatory authorities.
8. Listing Management
8.1 Active Listings
The number of listings you may keep active at any time is determined by your subscription plan. Listings in excess of your plan limit may be automatically unpublished.
8.2 Listing Removal
Reform Listing may remove any listing at its sole discretion, including where the listing violates these Terms, has received credible fraud complaints, or the property is no longer available. You are responsible for marking listings as sold or unavailable promptly.
8.3 Listing Boost
Paid listing boosts increase the visibility of your listing in search results for the selected duration. Boosts do not guarantee a specific number of enquiries, leads, or transactions.
9. Reviews and Ratings
Buyers who have interacted with you through the Platform may leave a review and rating on your profile. You may not offer incentives or payments in exchange for positive reviews, attempt to manipulate or remove legitimate reviews, or retaliate against users who leave negative reviews.
Reform Listing will investigate credible reports of review manipulation and may take account action accordingly.
10. Analytics and Platform Data
Sellers and agents on paid plans have access to analytics data related to their listings, including views, enquiries, and — where applicable — Ada AI impressions. This data is provided for informational purposes only. Reform Listing makes no guarantees regarding the accuracy or completeness of analytics data, and past performance does not indicate future results.
11. Reform Listing's Rights
Reform Listing reserves the right to:
- Modify, suspend, or discontinue any feature of the Platform at any time.
- Adjust subscription prices or service fees with 14 days' prior notice.
- Remove listings, suspend accounts, or terminate this Agreement for breach or at its discretion.
- Introduce new listing requirements, verification steps, or platform policies at any time.
12. Seller's Liability
You acknowledge that:
- You are solely responsible for all listings you publish and all interactions with buyers facilitated through the Platform.
- Reform Listing is a marketplace only and is not liable for any loss or damage arising from a transaction, failed transaction, or dispute between you and a buyer.
- You indemnify Reform Listing against any claims, losses, or legal costs arising from your listings, conduct, or misrepresentation on the Platform.
13. Confidentiality
You agree not to disclose any non-public information about the Platform, its systems, pricing structures, or other users that you access in the course of using the Platform.
14. Termination
Either party may terminate this Agreement at any time. Reform Listing may terminate immediately for material breach, including fraud, misrepresentation, or repeated violation of listing rules. Upon termination:
- Your listings will be removed from the Platform.
- Access to analytics and agent features will cease.
- No refund of unused subscription time will be issued.
15. Governing Law
This Agreement is governed by the laws of the Federal Republic of Nigeria. Disputes arising from this Agreement shall be resolved in the courts of Lagos State, Nigeria.
