Listing Disclaimer & Due Diligence Notice

This is an important document. Please read it carefully before engaging with any property listed on the Reform Listing platform.

1. Purpose of This Notice

This Listing Disclaimer and Due Diligence Notice ("Notice") is an important document that all users of the Reform Listing platform — whether buying, renting, or shortletting — must read and understand before engaging with any property listed on the Platform.

Reform Listing operates as a technology marketplace that connects prospective buyers and tenants with sellers, agents, and developers. We are not a real estate agency, legal adviser, surveyor, or financial institution. The information available on the Platform regarding any property is provided by third-party sellers and agents over whom Reform Listing exercises no direct control.

2. Listings Are Provided by Third Parties

Every property listing on the Reform Listing platform is created and submitted by an independent third party — a private seller, individual agent, developer, or brokerage. Reform Listing does not own, operate, inspect, or independently investigate any listed property.

Reform Listing makes no representation, warranty, or guarantee — express or implied — regarding:

  • The accuracy or completeness of any listing description, including price, size, bedroom count, amenities, or location details.
  • The physical condition of any property.
  • The availability of any property at the time of enquiry.
  • The identity, authority, or reliability of the seller or agent.

3. Internal Review Process — What It Means and What It Does Not Mean

Reform Listing may, at its sole administrative discretion, conduct internal reviews of certain listings and apply indicators to those listings on the Platform. These indicators reflect that a listing has passed Reform Listing's internal administrative process at a point in time.

These indicators do not mean:

  • That the property physically exists in the condition described.
  • That title to the property is free, clear, or undisputed.
  • That the seller is the true owner of the property.
  • That all land documents associated with the property are genuine, current, or legally valid.
  • That the property is free from encumbrances, caveats, government acquisition orders, or any legal claims.
  • That Reform Listing endorses, recommends, or guarantees the listing in any way.

Users must not treat any internal review indicator as a substitute for independent legal and physical due diligence.

4. Your Responsibility to Conduct Due Diligence

Before making any decision to purchase, rent, or enter into any agreement for any property found on the Reform Listing platform, you are strongly advised — and bear sole responsibility — to carry out thorough independent due diligence. This includes, but is not limited to:

4.1 Legal Due Diligence

  • Engage a qualified and licensed Nigerian lawyer to conduct a comprehensive title search at the relevant land registry.
  • Verify all land documents, including the Certificate of Occupancy (C of O), Right of Occupancy (R of O), Deed of Assignment, Survey Plan, Governor's Consent, and any other title documents relevant to the property.
  • Confirm the absence of liens, encumbrances, mortgages, court injunctions, government revocation notices, or third-party claims on the property.
  • Verify that the seller has legal authority and capacity to sell or let the property.

4.2 Physical Inspection

  • Conduct a thorough physical inspection of the property, ideally accompanied by a qualified building surveyor.
  • Assess the structural integrity, condition of services (water, electricity, drainage), and overall state of the property.
  • Visit the property and its immediate surroundings at different times of day if possible.

4.3 Identity and Authority Verification

  • Verify the identity of the seller or agent through independent means.
  • Where dealing with an agent, confirm that the agent has a written mandate from the property owner.
  • Contact previous occupants or neighbours to learn about the history of the property where possible.

4.4 Financial and Market Assessment

  • Engage a licensed estate valuer to obtain an independent valuation before agreeing to a price.
  • Seek independent financial advice before committing any funds.

5. No Financial or Legal Advice

Nothing on the Reform Listing platform — including listing descriptions, pricing data, valuation reports commissioned through the Platform, analytics, Ada's recommendations, or any other content — constitutes legal, financial, investment, or professional property advice. You should seek independent professional advice before making any property decision.

6. Platform Services Are Informational

Optional services available through the Platform — including professional photography, and site visits — are provided as supplementary informational tools only. These services are provided by or coordinated by Reform Listing and are subject to their own limitations. They do not constitute legal title searches, structural surveys, or professional valuations within the meaning of applicable Nigerian law, and should not be relied upon as a substitute for independent professional advice.

7. Limitation of Liability for Property Transactions

To the fullest extent permitted by applicable Nigerian law, Reform Listing shall not be liable for: any loss, damage, or expense arising from a user's reliance on a listing, including financial loss from a fraudulent, misrepresented, or unavailable property; any failure of title, disputed ownership, or encumbrance affecting a listed property; any dispute between a buyer and a seller or agent arising from a transaction initiated through the Platform; or any loss arising from a user's failure to conduct adequate independent due diligence. The entire risk associated with any property transaction facilitated by or discovered through the Reform Listing platform rests with the parties to that transaction.

8. Reporting Suspected Fraud

If you encounter a listing you believe to be fraudulent, misrepresented, or otherwise suspicious, please report it immediately by contacting josephogiku96@gmail.com.

Reform Listing takes fraud reports seriously. We will investigate all credible reports and may remove listings, suspend accounts, and refer matters to appropriate law enforcement authorities.

9. Acknowledgement

By using the Reform Listing platform and engaging with any listing, you confirm that:

  • You have read and understood this Notice.
  • You understand that listings are provided by independent third parties and are not verified, guaranteed, or endorsed by Reform Listing.
  • You accept sole responsibility for conducting independent due diligence before entering into any property transaction.
  • You will not hold Reform Listing liable for any loss arising from your use of the Platform or reliance on any listing.
